Congratulations!! You've picked out a home, seen all the goods, negotiated a contract, and now you're in escrow to buy a home you've fall in love with. So what's next? The home inspection! A home inspection is usually completed by the buyer within 10-14 days after the home officially goes under contract. As the buyer, you're responsible for paying for the home inspection as part of your "due diligence." Simply put, you're making sure the home is safe and secure beyond what you can see. A home inspector is someone you choose, although your agent likely has some glowing recommendations for you to work with if you don't have recommendations from friends or family. Home inspectors look at things like major systems in the home: plumbing, roofing, HVAC, major appliances, electrical, foundation, and insulation. An inspection report can be daunting if you don't know what you're looking for, so let's walk through some of the majors, quickly! ✔️ Electrical - A home inspector will check to make sure outlets are grounded, GFCI protected in wet areas, and updated to a newer breaker panel (no knob and tube wiring. ✔️ Roof - Although a home inspector is not a professional roofer, he/she can give you a good indication of whether there's excessive wear and tear that will need to be addressed sooner than later. ✔️ Plumbing - A home inspector will check for major leaks under the sink, near/around the hot water heater, and usually even runs the dishwasher and bathtub to make sure all are in working order. ✔️ Foundation - Again, a home inspector is not an engineer nor do any of them claim to be, but they are trained to detect signs of foundation shift and retrofitting on mobile homes. If you see something pop up on your home inspection regarding cracks, don't freak out. Often times it's a subtle shift that's very common in Louisiana. Your agent can help you navigate this smoothly. ✔️ HVAC - For all loan types, the HVAC must be in good working order. A home inspector will check to make sure temperature splits are within normal range and the HVAC is functioning as it should. He/she may recommend a good cleaning of the exterior unit, may tell you it's near the end of its life cycle, or otherwise. ✔️ Other - this includes things like broken windows, low insulation, appliances, doors that don't close properly, windows that won't open, etc. There are a few things to keep in mind: A home inspection is for your safety, first and foremost. They make sure there are no overt fire hazards or major issues that could cause you to go bankrupt within 6 months of moving into your shiny new home. An inspection is a also a negotiating tool. Once the inspection report is back, your agent will help you sort through the things are of concern and things that are not. Chipped paint and squeaky doors are not issues to be addressed during a home inspection, but an 18 year old roof with major hail damage could be. Finally, a home inspection can make or break a deal. If negotiations on a home inspection don't end favorably and you're still within your inspection period, it is possible for the buyer (you) to walk away from the deal without penalty. Keep in mind that if you've negotiated a home service warranty into your contract, you've bought yourself some coverage for future repairs! Although a home inspection is not required, we highly HIGHLY recommend getting one in every single transaction. Being prepared for a natural disaster is critically important to have in place BEFORE bad weather strikes. Louisiana has only a few weather-related issues to deal with, but they're nothing to shake a stick at. Most prominent in northwest Louisiana is flooding. The southern part of the state has to worry about hurricane season while we typically deal with the after effects of these storms - high winds and rain. NWLA tends to flood quickly, often due to dry conditions leaving the ground unable to absorb water quickly. The runoff fills our local lakes and rivers quickly, resulting in damaging floods. So what's the best way to prepare for flooding?
1. The most obvious is to make sure that you have flood insurance. If you're purchasing or have purchased a home in a flood zone, your mortgage lender would have required you to obtain flood insurance as part of your mortgage. If you're not sure about the flood zone status of your home, check on the LSU Ag Center flood maps! Pop your address in on their website or asks us to check for you. 2. Heavy rains quite often come with high winds, so make sure your trees are trimmed regularly and stay healthy to minimize risk of damage from falling limbs. 3. Check early to see where sandbags are available and border up early! Ask friends who are likely safe from flooding to help - your neighbors are probably busy sandbagging their own homes. 4. Have an evacuation plan in place. Whether it's taking off to stay with someone on higher ground, or leaving the area, have money set aside for travel and other resources saved up. Make sure you know ahead of time. 5. Stay charged. Flooding often comes with a fair amount of power outages. You'll want to minimize your screen time or grab some backup batteries for emergency use. You can get them fairly cheap on Amazon or at local stores. 6. Don't forget to prepare your animals, as well! Make sure their cages/carriers are available and that you have plenty of food and supplies to get them through a week or so. If you've got larger animals like horses or cattle, have a plan in place to move them to higher pastures. When in doubt, call a member of our team. when you call a Real Estate Agent and ask to see a home you’ve seen online and the first thing they ask you is, “Have you been pre-approved with a mortgage lender?” It turns out, there are several reasons why pre-approval is so important. Let’s break it down in digestible pieces. Selfishly, the first reason is for the benefit of your Realtor®. To many it seems that we spend our days driving around, showing beautiful homes to anyone who asks. This couldn’t be further from the truth. We actually run our business much like any other professional with loads of time in the office, doing research and mountains of paperwork, creating and executing marketing strategies, and doing everything we can think of to educate our buyers and sellers in the most efficient way. Getting a pre-approval letter from a lender lets us know that we’re spending our precious time with ready, willing and ABLE home buyers. There’s nothing wrong with wanting to look at homes out of pure curiosity, but that’s what open houses are for. Check FaceBook, Zillow, or Craigslist for upcoming open houses that you can go walk through. Snag some free treats, decorating ideas, see what homes are like in different neighborhoods, and chat up the agent on duty - trust me, most of us LIKE to talk! However, if you’re serious about buying, do us a quick favor and spend 5 minutes with a mortgage lender so we know you’re good to go. The second reason is for you, the buyer. I can’t imagine anything more frustrating that seeing a home that you’re absolutely in love with, you’re ready to make an offer, and then a lender tells you you need to be looking in a range about $30,000 less. Unless you’re looking at homes in the $1.5m range, asking $30,000 less on a home just to match your budget is not likely to go in your favor. How amazing would it feel to walk into the home of your dreams knowing without a doubt that you can afford to buy it? That’s genuinely our aim for you. The third reason is for the seller. You may be wondering why you should be concerned about what the seller thinks, but let’s be logical about this. The seller could LITERALLY hold the keys to your ideal home in their hands. About 50% of the time the seller still lives in the home you’re wanting to walk through, which means your real estate agent will be unlocking the door to someone else’s most private and intimate space - their home. And consider that we’re also displacing the seller/family for a range of 30-60 minutes while we do our walk-through. Regardless if the home is vacant or occupied, Hayli Cagle & Associates makes a promise to our sellers that we will only show their property to people who are able to purchase it. This cuts down on unnecessary traffic through someone else’s home, which we just think is considerate and in good taste. As licensed agents, we get phone calls like this all the time: Client: Hey, I was driving by 321 Main Street and I wanted to call and see if I could schedule an appointment for my wife/husband and I to see it. Agent: Awesome! I’d love to schedule that for you. Who’s your mortgage lender? Client: Well, we’re not completely sure yet if we want to move. But if we see the right home, it may convince us to put our home on the market. We get it! I promise, we do! Here’s the major flaw in this thinking. If we do happen to show you your dream home, we couldn’t even put in an offer contingent on selling your home without a pre-approval and without proving that your home is being marketed for sale. Truthfully most sellers won’t even look at a contingent offer unless your home is already under contract. The chances of this exact home still being available after we get yours on the market and get it under contract are extremely slim. Remember: We don’t want to waste our time, we definitely don’t want to waste your time, and we have a duty to protect sellers, whether they’re our sellers or not. There’s also a safety factor that comes into play, but that’s a whole separate story for another day! In many instances, the agent at the open house will ask you to sign in before looking around. Go ahead! It's usually a precaution for the agent's safety as well as a security measure for the seller. If you don't wish to be contacted, make that clear to the agent. Most will respect your wishes. • Keep your children close. I'm a firm believer in keeping my family with me, even when y kids were younger. Just remember that you're in someone else's home. Don't open the door and turn them lose. • Consider that you will likely be on video or voice recording. With the modernization of technology, many home owners are adding video and audio to the security of their home, which means you may be on camera. Don't trash talk a home while you're in it, no matter how strongly your opinions! • Feel free to snack. Many agents who man an open house will bring snacks and/or drinks for their guests to enjoy. For some of us, we’ve come from another property that had hosted a lot of special memories – birthdays, holidays, romantic evenings, maybe even the arrival of a new baby.
